Draft Maynooth Plan 2013 – 2019 On Public Display

The draft Maynooth Plan is now on public display with submissions being invited from members of the public, landowners etc over the next 6 weeks.

Unlike many recently adopted Local Area Plan in Kildare, there is a need to zone additional lands in Maynooth for residential development to meet the demand for an additional 828 dwelling over the lifetime of the plan.

Under the draft Plan a significant amount of land within the town will require a flood risk assessment to be prepared as part of any application.

Submission lodged to the Council will be taken into consideration by the planners who will then furnish the councillors with a report containing their recommendations (Manager’s Report).  This opportunity is therefore critical in terms of influencing the contents of the Plan for the town.

An Bord Pleanala grants permission for Maynooth Campus Development

Following a third party appeal by local residents, An Bord Pleanala has upheld the decision of Kildare County Council to grant permission for the construction of the North Campus Student Housing Complex comprising 77 student apartments, residents office, student social room, retail unit and bicycle stores arranged in 4no. courtyard buildings from 3 -9 storeys in height.

In granting permission the Board concluded that “Having regard to the established use of the site as a university campus, the location of the proposed development and its design, it is considered that, subject to compliance with the conditions set out below, the proposed development would not be visually obtrusive and would not seriously injure the amenities of residential property in the vicinity due to the significant separation distance from neighbouring residences. Having regard to the surface water measures proposed, it is considered that the proposed development would reduce the level of existing surface water runoff from the site thereby reducing the level of existing flood risk associated with the unnamed stream to the north. The proposed development would, therefore, be in accordance with the proper planning and sustainable development of the area”.

 

Submissions sought for new Plans: Newbridge, Maynooth & Kildare Town

Kildare County Council are now seeking submissions concerning the preparation of Local Area Plans for Newbridge, Maynooth and Kildare Town. This represents an opportunity for land owners to seek to have their lands rezoned. The next opportunity will be in six years time. The deadline is the 7th September 2011. An issues paper has been prepared by the Council to highlight the relevant issues relating to each town and these are available on the Council’s website.

Retention of Equestrian School refused permission in Clonfert, Maynooth, Co. Kildare

An Bord Pleanala have refused permision for retention of an equestrian school in Clonfert, Maynooth , Co. Kildare.  In overturning the decision of the Council and the recommendation of their own inspector the Board considered that the substandard width of the road, combined with concerns about potential pollution, warranted a refusal.

Kildare County Council have granted permission to Willowbridge Developments Ltd P for141 dwelling units  on a 4.0 hectare site on Dublin Rd, Maynooth, Co.Kildare.

Permission granted for large-scale residential scheme in Maynooth, Co. Kildare

Marchbury Properties Ltd were granted permission for the demolition of an existing 2-storey former convent building and the construction of 100 no. dwellings on a site bounded by the Moyglare Road to the west, the River Lyreen to the east, the Divine Word Missionaries Site to the south/west and the Mariavilla Estate to the north at Moyglare Road, Maynooth, Co. Kildare.  The development includes a mix of dwellings and apartments, along with basement car parking. 68 conditions were attached to the permission, including one which requires the omission of some dwellings and the creche, with a view to these being reconsidered under a future application.
