Drive-thru Restaurant Granted Adjacent to Tesco in Naas

An Bord Pleanala has upheld the decision of Kildare County Council & Naas Town Council to grant permission for a 200 seat drive-thru restaurant on lands opposite Tesco in Naas, Co. Kildare.  The Council’s decision had been appealed by a third party who the applicant’s noted owned the Topaz filling station on the Sallins Road.  The Board’s Inspector considered the issue of the impact on the town centre but noted that there is no requirement for an retail impact study to be carried out.  This seemed to be the extent of the consideration given to this issue which is strange given the obvious impact which Tesco and the associated shops units are having on the town centre.  The addition of a 200 seat restaurant is creating a strong out of town destination which will compete directly with the town centre.  In the absence of the Naas shopping centre which remains unfinished the town centre is going to continue to struggle to compete.

Mixed Use Development Proposed at Swan Dowling Pub in Naas

The Terry Partnership have submitted a newspaper notice stating their intention to apply to Naas Town Council for Permission for development comprising of the demolition of the `Swan Dowlings’ Public House and the construction of a mixed use development in a 2 storey building, with surface car parking provided under part of the building. The 2 storey building comprises an office, a pub/cafe and a pharmacy at ground floor. At first floor level there are 7 shop units, a cafe; all together with associated ancillary accommodation, including staff facilities, storage, offices/administration, circulation areas, public toilets. 90 car park spaces are proposed.

Proposed Revised Junction Layout at Newhall Crossroads, Newhall, Naas

Kildare County Council intend to closure the central median at the Newhall Crossroads junction on the R445 (Naas – Newbridge Road).  This junction current facilitates access between Caragh and Sallins and the Ladytown, Lewistown, Clownings area. 

The result of the development is that traffic coming from the Sallins direction will have to drive towards Naas to the ‘bundle of sticks’ roundabout before returning to the Newhall Crossroads in order to continue their journey, an extra distance of approx 5 kilometres.  Similarly traffic coming from Ladytown will have to drive in the direction of Newbridge before turning at Toughers roundabout and returning to the Newhall Crossroads.

Plans and particulars of the proposed scheme will be available for inspection or purchase at a fee not exceeding the reasonable cost of making a copy during normal opening hours from Tuesday 17 July 2012 until Thursday 30 August 2012 at Kildare County Council, Roads, Transportation and Public Safety Department.  Plans and particulars of the proposed scheme are also available to view on Kildare County Council’s website.

Superquinn and Pennys Granted Permission for new Retail Stores in Naas, Co. Kildare

Superquinn has been granted permission for a new retail store and cinema complex, along with a cafe and public plaza on the site of the old Naas VEC in the Devoy Quarter (fronting onto Newbridge Road).  An Bord Pleanala upheld the decision of the Town Council to grant permission for the scheme.

Meanwhile Primark (Pennys) have been granted permission by An Bord Pleanala to redevelop the old Superquinn shop on north Main Street.  The Town Council had granted permission for the development.

Permission for Superquinn site in Naas Appealed

Multi-Sports Complex Refused in Naas, Co. Kildare

An Bord Pleanala have refused permission for a multi-sports complex in Monread North, Naas, Co. Kildare.  There were 3 reasons for refusal:

1. The proposed development involves the relocation of local sporting facilities from an existing, highly accessible suburban location to a peripheral unserviced site in the surrounding rural area which, for access purposes, would
be increasingly reliant on private vehicular transport. In this respect, it is considered that the proposed development would constitute urban generated development which would give rise to unsustainable transportation patterns and would result in the removal of established local sporting activities to a less sustainable location contrary to the provisions of Policy Statement RP1 of the Kildare County Development Plan, 2005 which seeks ‘To protect and improve amenities and recreational assets in the interests of residents and tourists alike’. The proposed development would, therefore, be contrary to the proper planning and sustainable development of the area.

Superquinn decision appealed to An Bord Pleanala

Application for large-scale Sports Centre in Naas, Co. Kildare

An application has been lodged with Kildare County Council for a Sports Centre in Monread, Naas, Co. Kildare.  The development will consist of a Multi Sports Complex including a 3 storey sports centre building including 460 covered external seating area, all weather running track with in field sports events area; cross country running track to perimeter of site ; I no. all weather hockey pitch ; 2 no. all weather soccer pitches ; 3 no. grass soccer pitches ; floodlighting associated with the complex ; 2 no. 300 person covered spectator stands ; wastewater treatment system ; underground LPG storage tank ; 175 no car parking spaces and 5 no. coach parking spaces. The development includes the upgrade of the existing over bridge crossing the M7 and the provision of a new pedestrian bridge.

Tescos appeals in Monread, Naas withdrawn

First and third Party appeals relating to the construction of a district shopping centre by Tescos have been withdrawn.  The decision of the Council to grant permission now stands.

Huge opposition growing to plan for bioenergy electricity plant in Naas

RESIDENTS and politicians are lining up to oppose plans for a E12.5m bioenergy electricity-generating plant at Kerdiffstown, Naas, close to the M7 motorway, despite assurances they have nothing to worry about.

 M&M Coldstores, based at the Newbridge Industrial Estate, have applied for permission to construct the facility including two anaerobic digesters as well as up to a dozen storage tanks.

The application also embraces gas flares.

According to the company, the plant will be 500 metres from the nearest resident and the plant will provide green electricity for 20 per cent of the local population (4,000 houses) and provide hot water to local businesses.

A total of 15 permanent jobs will be provided immediately and 50 jobs after it is built.

Local councillors have been urging people to object to the application on the basis that animal carcasses and sewage would be processed at the plant to create energy. This was dismissed by the developer who said organic waste, generated by local businesses – essentially food and water byproducts – will be used.

Objections must be received by next Monday, March 15, and a decision is due on April 4.

Householders fear the plant will create smells and could pose a health risk for people living in the area as well as having implications for amenities, property prices and local business. (more…)

Superquinn has big plans for its E20 million Naas site

THE relocation of the Superquinn store in Naas is reportedly set to include a cinema and leisure complex. The supermarket giant is proposing to move its existing supermarket operation from its current location on the Main Street in Naas to the site of the former St. Patrick’s Community College on the Newbridge Road.

Early in 2008 Superquinn paid more than n20m for the site – at a time when property was significantly more valuable.

According to the company it will be in partnership with other companies for the development, which will also include shop units, an off licence, cafe and an underground car park.

If the project goes ahead it will be competition with the Storm Cinema complex on the outskirts of the town and the recently opened cinema development in Newbridge at the Whitewater shopping centre.

The new location would offer the retailer more space than its existing location off Main Street which is regularly congested due to the confined nature of the site.

The site of the former VEC will mean that Superquinn can increase the size of the grocery floor space and also improve on car parking and accessibility.

Former owner, Senator Feargal Quinn sold the then family business in 2005 for around n450 million to Select Retail Holdings, which is backed by a number of businessmen.

An Bord Pleanala Refuse Planning Permission for 31 Units in Craddockstown North, Naas, Co. Kildare

Twangbrook Ltd were refused permission by An Bord Pleanala for 31 dwellings on the basis that the proposed development would be premature by reference to the existing deficiencies in the provision of sewerage facilities and the period within which this constraint may reasonably be expected to cease.  The Board’s decision overturns that of Naas Town Council who had granted permission for the development.

Permission granted to Tesco for revised version of district shopping centre on Monread Road, Naas, Co. Kildare

Nass Town Council has granted permission to Tesco for a smaller version of the previously permitted district shopping centre on the Monread Road (1st Dec 2009).  The office content of the permitted scheme has been omitted from the current scheme in response to the downturn in the market.
